Top Tip

Ensure your abode is as cosy and clean as possible when inviting prospective buyers inside!

Stated recently by the Real Estate Institute of New Zealand (REINZ), there has been a decrease in the number of properties available for sale throughout the winter seasons, with a significant number of Homeowners holding off selling until the warmer months. Personally, we rally with this as we’ve been seeing a significant amount of purchasers at the forefront, who are still on the hunt for property, in spite of the decline in property supply, meaning the creation of increased competition, due to less choice.

Decrease in Property Supply

As recently stated by the Real Estate Institute of New Zealand (REINZ), the number of properties available for sale throughout the winter seasons has decreased, with a significant number of Homeowners holding off selling until the warmer months.

Personally, we rally with this as we’ve been seeing a significant number of purchasers at the forefront who are still on the hunt for property. Despite the decline in property supply, this means increased competition for our sellers due to fewer available choices.

As recently stated by Opes Partners with data sourced from realestate.co.nz, in 2023, the number of listings available throughout the Waikato dropped from 2,105 at the start of winter (June) to 1,572 in August, a decrease of 25.32%.

Numerous individuals may ponder the influence of the quantity of listings on house prices. When there is a surplus of listings, prospective buyers perceive increased choice and recognize a greater supply. Consequently, they tend to take more time in selecting a property for purchase. This extended decision-making process results in reduced competition and a decrease in house prices.

Motivated Buyers

As statistics demonstrate, buyers are generally a lot more serious and motivated to purchase during the cooler months, especially if their current home isn’t very warm and dry.

“Less is often more,” meaning that there are a greater number of serious buyers in the market, compared to those who are simply passing the time and browsing the market for decor inspiration and price comparisons.

Location, Location, Location

Is your abode in a prominent, sought-after location?

Then, anytime is a good time for you to sell. Often, a great percentage of buyers want to purchase and invest in particular areas of prominence. Therefore, they will always be on the lookout for new opportunities to purchase in their eminent area of choice. Winter months will not intimidate them; in fact, buyers can often work on the belief that getting a foot in the door in winter is more profitable.
